Summary

Tourism gentrification significantly increases housing prices for sale in Kyoto City's historical center, with each additional hotel raising average home prices by JPY 2,013,957 (USD 18,382). Unlike previous studies, this research highlights that hotels—not simple accommodations—drive price surges, particularly affecting young households. Analyzing data from 2015 to 2019, the study found a JPY 6,412,102 (USD 58,526) increase in average home prices, underscoring how tourism pressures exacerbate housing affordability risks for local communities.
