Summary

Urban renewal projects in Lima's historic center face significant challenges due to urban deterioration driven by exclusion and spatial segregation. This study evaluates the effectiveness of Peru's legal framework for urban renewal, focusing on three case studies: 'Casa de las Columnas,' 'Conjunto de Vivienda La Muralla,' and 'Proyecto Piloto Martinete.' The research finds that while urban law provides regulatory instruments to address deterioration in central areas, its implementation often lacks precision, particularly in managing public administration's roles in land transformation. By analyzing the scope of legal frameworks and intervention procedures, the study highlights critical gaps in Peru's urban renewal policies, offering insights for improving heritage protection and sustainable urban development.
